Description

POSITION: Associate, Investments LOCATION: Alexandria, VA COMPANY: Bell Partners, Inc. RERPORT TO: SVP, Investments . POSITION BACKGROUND: Investment Analyst will be an integral member of the Investment Services Group, supporting the Transactions, Portfolio Management and Asset Management teams in all aspects of activities as described below. RESPONSIBILITIES: • Work closely with Director of Investments on all aspects of the acquisition process, including underwriting and related analysis (assessment of rent roll, historical financial statements, insurance, tax and capital expenses), due diligence, financing, legal documentation and closing; • Work closely with Asset Manager to prepare business plans and related analysis (market study, research data, etc.), as well as perform analysis of property fundamentals and identifying opportunities for improved performance; • Prepare hold/sell analysis, including discounted cash flows and IRR calculations; • Prepare analyzes of property performance relative to business plan targets; • Prepare analyses / consolidate information for investment and asset management presentations; • Evaluate local markets using market research data to identify changes and trends, and the related impact on real estate values and investment strategies; • Participate in the disposition process and assist with sell-side due diligence and closing; • Help prepare marketing materials and answer questions related to capital raising and institutional investors • Help create presentations for internal Bell meetings as well as industry events • Analyze market research to assist with updating underwriting guidelines • Help facilitate information flow among investments, operations, accounting and asset management; • Assist with special projects and ad-hoc information requests. PREREQUISITES: • Bachelor's Degree in Finance, Real Estate or related field with strong record of academic achievement • At least 2 years of commercial real estate or financial analysis experience. • Strong financial modeling skills including understanding of structuring cash flow models, IRR analysis, discounted cash flows, valuations and property level cash analysis. • Knowledge of real estate accounting and financial statement analysis. • Base understanding of the real estate industry with a demonstrated interest in a career in real estate investment and/or asset management. • Proficiency in Excel and PowerPoint. • Exceptional analytical, writing and research skills, and a high level of attention to detail and accuracy. • Must be highly organized, able to prioritize multiple concurrent projects and be able to independently identify and solve key business problems. • Self-motivated, resourceful and proactive, both with respect to managing workload and professional development.
